The house and property are located near 8419 Bucks Lake Rd.

Here's the Trade-off-
Work at your own pace and pay as little as $600 rent (the full rental cost is about $1650.00)
Pay some rent ($600/month) and make home repairs (worth at least $1000/month) in exchange for a three-bedroom two-bathroom modular home. It's about a 1,512 square foot living space (double wide) on a one-acre lot with lots of trees and parking - we have great neighbors and it’s all federal land to the back of the lot with great fishing and hunting nearby.

Asking for $600 cash per month and at least 15-20 hours of work and material receipts per month (that's a total of $1000 in receipts and Labor), which works out to be about $20-30/hour-
For example; 15 hours at $40/hour plus $400 in material receipts is equal to the remainder of the rent = $1,050. -approximately.
OR, work for 30 hours to pay off more rent and show receipts for the rest. (It’s fixable and adjustable as you see fit).

The $600 figure is firm, due at the first of each month-
Note: a $2500.00 deposit plus the last month's rent ($1,650.00) will be due before moving in.
That’s $4,150 move in.
Other notes: you'll need to pay the electrical, provide for your own cable/internet, and homeowners' insurance for your personal items.
Also, this is not a situation for small children, there are still construction hazards around the property. Sorry.
Pets are okay upon approval and a signed agreement.

To be clear, Building Supplies and Materials costs for the house will be applied to the balance of the rent- In other words, keep the receipts and put them towards your rent, plus pay $600 cash per month.

We've been slowly working on this property for the last five years; cleaning it, clearing the lot, and making all kinds of repairs. Looking for someone willing and able to work in various trade types; carpentry, plumbing, roofing, tree trimming, and some electrical work, hauling, roofing, etc.- A truck and tools will be required to live at this location.

Here's a list of items which need to be plucked away on;
Outside the structure:
-Water well needs an inline water filters replaced and needs to be insulated for the winter. (the water in this area has high iron deposits), it also needs an insulated along the main line from the pump shed to the house.
-The tin Roof needs sealing, repairs or some replacement. (I can help with this too).
-Front deck rails and repairs.
-Tree trimming, lots of tree trimming, all the time. . .
-Replace, repair water pipes, especially during winter.
-Propane tank service, repairs.
-Repair some of the exterior walls with tin or paneling.
-There is a rotted beam at the front of the structure that is partially repaired, but needs more work. It needs a proper beam and POST
-Will add trim and panels throughout the front of the structure for an aesthetic look.
-Might be some other dry-rot, or structural repairs at the front structure- probably.
-Repairs to the eves.
-Maintain the driveway and parking areas.
-lots of cleaning there is always lots of cleaning outside and inside.
-I am very adamant about not having tires, machinery or broken down car stored on the property.

Inside the house:
-Small Bathroom repairs and cleaning.
-Small Kitchen repairs and cleaning.
-Wall repairs.
-Ceiling repairs -Would like to put tin on the ceiling of the living area and kitchen for an esthetic appeal-maybe the bedrooms too.
-Door repairs.
-Dining room window repair.
-We started installing a pine wood floor but have not finished it.
-and much, much, more. . . You can pick and choose what's important to you and work on those items first.
